On my way home&nbsp; on Saturday I was famished and was thinking about what I could do quickly at home. At that moment I looked out my window and say the "Open" in the window of the new SnowDoggie establishment where the Tylerville Package Store once was just next to the Cooking Company.&nbsp;</p>

They're great. He uses Muckes brand hot dogs and grills both dogs and buns, a nice departure from the boiled and steamed variety. At least I prefer a dog this way. The shake was also perfect.&nbsp;</p>

Thanks to the hard work of Melissa Ziobron and the <a href="http://www.easthaddam.net" target="_blank">East Haddam EDC</a> we've got new restaurants open in town to go to&hellip;and even on a Monday night!</p>

<p style="margin: 0.0px 0.0px 0.0px 0.0px; font: 14.0px Verdana;">Tonight was no different than many in my life and that of my bride: a long day of meetings with clients and colleagues filled with fielding issues on deals in the works by phone, emails, texts, and the like. By the end of a day like this neither my wife or I can muster the energy to cook. What's worse it's Monday when most restaurants are closed. Until now we've had little choice other than order a pizza which frankly we're plain tired of.&nbsp;</p>

The decor is upbeat and bright with rustic vertical wood siding emulating the BBQ road houses I've frequented in my travels south in the Carolina and Tennessee. There are many flat screens spaced along the perimeter walls with a variety of sports, music, and entertainment channels. There's even a small one above the urinal which I think is meant to discourage the need for those who can't help but write their name on the walls. There's a great bar that's separated from the main dining area so it's appropriate for families with young ones.&nbsp;</p>

<p style="margin: 0.0px 0.0px 0.0px 0.0px; font: 14.0px Verdana;">The menu was loaded with personal favorites: Ribs, steaks, brisket, pulled pork, burgers, French onion soup, many salads, appetizers, and great deserts. We were torn so we opted for the great sampler that gave a little of a lot we were undecided about: Memphis Style Ribs (not smoked), St. Louis Style Ribs (Smoked&hellip;both varieties were perfectly cooked), pulled pork, brisket, and sweet potato fries (best we've ever had). On the table was a variety of 3 homemade BBQ sauces: Sweet, House, and HOT (the hot and house being my favorites). The ribs fell off the bone like you'd expect at a great BBQ house and they give you a bucket so the bones don't crowd your plate. The pulled pork was both sweet and savory, perhaps a mix of shoulder and butt and it was hard to decide which sauce to use next.&nbsp;</p>
<p style="margin: 0.0px 0.0px 0.0px 0.0px; font: 14.0px Verdana;">Nicole (ask for her by name) was a bright and cheery server who never let you want for anything&hellip;including desert. Nicole offered us two varieties of cheesecake, key lime pie, and pecan pie. Unfortunately they were out of key lime pie so we opted for another favorite: Pecan Pie with whipped cream. It was simply over the moon. We noted a hint of Southern Comfort, a very nice crust, and filling moist and delicious with crunchy pecans on top. It felt like we were transported to the south tonight in some kind of East Haddam time machine.&nbsp;</p>
<p style="margin: 0.0px 0.0px 0.0px 0.0px; font: 14.0px Verdana;">We loved that we were offered Foxon Park soda in bottles which is brewed right here in CT and of course any mixed drink that could be slid down the glossy topped bar.&nbsp;</p>

<p style="margin: 0.0px 0.0px 0.0px 0.0px; font: 14.0px Verdana;">The Haiti Art Show held on 30 January 2010 at Page Real Estate's Essex Office was a rave success!! Thanks to all of those who came to buy this wonderful art. Jenifer Grant, daughter of the founders of H&ocirc;pital Albert Schweitzer located in<span style="font: 14.0px Arial;"> Deschapelles</span>, Haiti was present to greet everyone who came buy or just to enjoy the art and festivities. Half of the art was sold within the first hour. I'm told by colleague Linda Freedman, the agent whom organized and promulgated the event and spent more hours than anyone else to make sure it was a success, stated that we raised $7,500 at last count.</p>

I decided to buy the incredible two toned steel drum sculpture that hung above my desk all week before the doors opened. I guess the trumpeting angel called to my. Fabulous Gen 3 Edition. Even Better Car Buying Experience</title><description><![CDATA[<p>I bought my 2009 Prius at Charles Toyota in March last year. As a REALTOR&reg; a 20K lease always has worked out. My whole life I've been a German engineering fan only owning VW, Audi or BMW. 6 years ago I had a BMW convertible that was pretty tricked out and loved it. After two in a row that made go broke replacing sensors and computer components (the car simply wouldn't run without these prone fail components) I turned to my first lease and bought fully loaded VW Passat. I really loved that car but it too was prone to many failures and even had to have the engine replaced. All under warranty of course, but it certainly didn't make it a great car ownership experience. <br /><br />As I've been green at heart for way longer than my love of fast and nimble German cars, the unreliability turned me to a Prius. Yes I had to adjust to not coming off the line like a elk in rut, I found myself loving this car and the technology within like no other. I'm 57 and pretty much a hippie still with a long gray ponytail so many say that I fit the part: A hippie, Prius driving, eco-green REALTOR&reg;&nbsp; who just loves renewable energy and keeping the planet healthy. <br /><br />Although I bought by Prius from Charles Toyota in Norwich because of my sister's relationship with management there, I've always gone to Lorensen Toyota in Old Saybrook because my River To Shore Group Real Estate group is in the quaint village of Essex at 35 Main Street at the Page Taft GMAC Real Estate office. <br /><br />Even though I bought my car at another dealership, everyone at Lorensen treated me as though I bought it from them. Suffice it to say that I was surprised when service coordinator Gregg Garafalo offered me a 2010 Prius to drive when my 5 hour service was being done so I didn't have to wait for as I've done for all other short service pit stops.</p>

<p>I wasn't out of the lot with the gen 3 version with this leading edge hybrid when I realized this way beyond what I was driving in the gen 2 that I was more than happy with just a minute ago. <br /><br />After becoming familiar with all of the new features in this larger, more spacious model, I fell more and more in love with it. It's got more power, more responsive drive train, offers a power mode to jump out on the highway with confidence, and and ECO mode that I used most of the day, and a full EV mode for those rare occasions where I might run out of gas and need a couple of free miles sans gas engine to grab some fuel (believe it or not I ran out of fuel 3 time with my gene 2 and the batteries got me to a petrol station each and every time). <br /><br />When I brought it back to pick up the car it was beyond service hours and I had to go through the sales room. I walked by the cordial business manage Keith and told him how much I loved the new car and was disappointed that they didn't offer a back up camera that I've come to rely upon on a daily basis. He called over salesperson Della Hamberg and he asked her to answer my question. She quickly and eagerly brought me out to a model that had the optional touch screen navigation system to show me the new layout with the impressive sweeping console that reposition the sci-fi like transmission control that is a kind of fly-by-wire control.</p>

<p>As I was thanking her for her time and telling her how I look forward to my lease coming due she asked if I'd like her to figure out how I could get one sooner. I explained I didn't want to waste her time, that I've only owned my car for 11 months and at this point was over mileage by 11K and still had 6 weeks to go before the 1 year mark ticked off my mental counter. <br /><br />Della, a consummate pro with a wonderful and laid back demeanor presented the first set of numbers to me for the fully loaded Package 5 car I told her I built on-line when them came out to see where they'd be priced out and I nearly threw up blood. I thought as much I told her but she didn't give up. She simply asked where did the numbers have to be to make the deal happen. Mind you I was just picking up my car for service and here I was now in a very low key negotiation going back and fort to see how this could be done. Within 45 minutes with a little give and take from both sides I was giving her my credit card to bring down the new white gen 3 Prius I thought I'd be waiting 2+ more years to drive of in. <br /><br />The members of this dealership from the service coordinator to the sales manager were beyond nice, supremely professional, and just the opposite of the stereotypical dealership experience one expects. Suffice it to say from me that this is the finest automobile purchase experience I've ever had. They made me a deal that was more than fair and was easily justifiable to do. Once it passed muster with my better half I drove of the lot feeling like a little kid on Christmas 3pm the following day&hellip;just 21 hours later. <br /><br />Della and Keith and one other member of the team triple teamed me to give me the most special send off. I drove off the lot with a loaded metallic white genii 3 Prius with gray leather heated seats (a feature not available in the genii 2) and was levitating from all the new features, solid feel, and luxurious appointments. Toyota had more than corrected and improved upon their previous efforts as though they were all my ideas. I can play my iPod without wires using the built-in multi-channel bluetooth connection and listen in style on the rich JBL sound system. That same connection seamlessly hands off to the phone when I make a call or wish to answer one. It's an elegant solution to the clumsy but functional audio in function from before. What's more there is a USB 2.0 plug in the console that allows me to plug in my off the shelf iPhone cable to charge it up. <br /><br />If you want to know more about this car I guess you'll have to go see Della and experience it for yourself. After you buy it you'll soon be great buds with Gregg and his other pleasant colleagues. The sales Manager Jos&eacute; is certainly not like many I've met who sit in this chair so don't be bashful. They won't beat you up and it will be a great experience.</p>
<p>BTW: They tell me that if you tell Mick Marsden sent you they will give me $50 to a local restaurant. So if you do, let's meet for dinner!</p>

While foreclosed properties typically are not included in a comparable sales analysis, they account for about 40 percent of home sales -- more than 50 percent in some markets -- making it difficult for appraisers to value properties not in the foreclosure process.   Additionally, new industry rules that require mortgage lenders to order appraisals through in-house staff or appraisal management companies means more appraisers without knowledge of the local market are making valuations.   While Zillow.com says non-foreclosures are selling for upwards of 30 percent more than foreclosures, a study of 20 years of home sales in Massachusetts by Harvard University's Joint Center for Housing Studies indicates that dwellings closer than 100 yards to a foreclosure lose about 1 percent in value. Absolutely, say Derek and Joyce Hyde, a pair of fortysomething professionals who closed last month on a home in East Hampton that is a rare blend of old and new.&nbsp;<br /><br />The core of the 3,200-square-foot colonial was an overgrown shack of a sea captain's house built around 1850 but meticulously restored and added onto by the previous owner in 2007. The newer, 2,200-square-foot portion of the house includes a state-of-the-art kitchen, master suite, great room, mudroom and attached two-car garage.&nbsp;<br /><br />"The only parts that are really original are the upstairs guest bedrooms," said Joyce Hyde, executive director of the Glastonbury Wellness Center and Healthtrax, "but even those are updated in this interesting combination of old and new."&nbsp;<br /><br />The Hydes were living in Southern California and moved east to find new jobs. Joyce lived most of her life in California, but Derek, a claims manager with The Hartford, was born and raised in East Hampton and has two brothers still living there as well nieces, nephews and many friends from high school and college.&nbsp;<br /><br />When their yearlong house hunt began, the couple looked at just about everything, including land, trying to figure out what they wanted, said their agent, Mick Marsden of Page Taft GMAC Real Estate.&nbsp;<br /><br />Coming from Orange Country, the couple figured they could afford waterfront. When they realized they could not, they refocused their search on other properties. All told, Marsden said he showed the couple about 48 properties in what seemed like every town in Middlesex and Hartford counties. In the end, they narrowed their choices to two: a house in Glastonbury that needed work but had a gourmet kitchen, pool and nice backyard, and the house in East Hampton, which didn't have a pool but was priced right and was move-in ready.&nbsp;<br /><br />"It was hard to pass up, but it would have taken too much work to feel comfortable," Joyce said of the Glastonbury house. "For the same amount of money, we could get a completely done house."&nbsp;<br /><br />By the time they made their offer, the house had been on the market for 325 days and the asking price reduced several time. The Hydes paid $530,000, $45,000 less than the lowest list price.<br /><br />"They got a tremendous deal," said Marsden. <p>After losing out on what they thought was the perfect house, Zach and Aimee Vetter thought maybe they'd just stay in the Manchester farmhouse they had owned for 10 years. Shortly later, though, someone came along and bought it, so the couple, 35 and 34 respectively, had to find another house, fast.&nbsp;</p>
<p><br />Aimee's dad, real estate agent Mick Marsden, had an idea. Instead of looking in Manchester, where finding a prospective property could take two to three weeks, why not check out nearby<a id="PLGEO100100202170000" class="taxInlineTagLink" style="font-weight: 700; color: #004276; text-decoration: none;" title="Marlborough" href="http://www.courant.com/topic/us/connecticut/hartford-county/marlborough-PLGEO100100202170000.topic">Marlborough</a>? To minimize the chance of being outbid again, Marsden, an agent with Page Taft GMAC Real Estate, suggested the couple look only at houses that had been on the market for 180 days or more.&nbsp;<br /><br />Soon enough, they found a contender: a 1981 owner-built contemporary with the extra square footage and bathrooms they wanted within their $275,000 price range. The 2,300-square-foot home had been on the market for 221 days, during which the original $299,000 asking price had been reduced to $265,900. The owner, who already had bought a new house, was anxious not to have to pay two mortgages.&nbsp;<br /><br />Zach Vetter remembers saying "yeah, sure" when his father-in-law asked if they wanted to make an offer. Though skeptical they would get it, he and Aimee put in a bid.&nbsp;<br /><br />"An hour later I got a text message saying, 'You just bought a house,'" Vetter said.&nbsp;<br /><br />The couple paid $260,000 and closed on Oct. 30, the same date as the buyer of their house in Manchester. Though it is a little farther from the three restaurants he runs with his family, Zach Vetter said he and Aimee, a hairdresser, are very happy in their new digs.<br /><br />The house has skylights, a brick vestibule and a fenced-in back yard with a fire pit and hot tub, he said. An upstairs loft doubles as an office for them and a playroom for their son and daughter, 3 and 6.&nbsp;<br /><br />Instead of one bathroom, the new house has two and a half, including one in the master bedroom and a Jack and Jill-style full bathroom between the kids' rooms. The kitchen is big and has granite countertops.&nbsp;<br /><br />"We just had a party and it fit everybody, which is good," said Zach Vetter. A study by researchers at Northwestern University and the University of Chicago concludes that as many as 25 percent of defaults are driven by strategy, not necessity.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">If many other people follow suit, &ldquo;It&rsquo;s going to be really difficult to prevent a cascade effect," says Paola Sapienza, a professor of finance at Northwestern.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Brent White, an associate law professor at the University of Arizona, points to actions by banks themselves to avoid staying in bad business deals as an example of why homeowners should make a decision "unclouded by unnecessary guilt or shame."&nbsp;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">For instance, on Thursday, financial services firm Morgan Stanley announced that it is turning five San Francisco office buildings back over to its lender two years after it purchased them when the market was at its priciest. The buildings are estimated to be worth about half of what Morgan Stanley paid.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">&ldquo;This isn&rsquo;t a default or foreclosure situation,&rdquo; spokeswoman Alyson Barnes told Bloomberg News. &ldquo;We are going to give them the properties to get out of the loan obligation.&rdquo;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Morgan Stanley is apparently current on the loan, so this is what is known as a &ldquo;strategic default.&rdquo;&nbsp;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Some might ask: If strategic defaults are OK for banks, why aren&rsquo;t they OK for ordinary homeowners?</span><br /><br /><em><span style="font-family: Arial; font-size: 10pt;">Source: The Wall Street Journal, James R. The Pending Home Sales Index increased 3.7 percent to 114.1 from 110.0 in September, and is 31.8 percent above October 2008 when it was 86.6. The rise from a year ago is the biggest annual increase ever recorded for the index, which is at the highest level since March 2006 when it was 115.2. Lawrence Yun, NAR chief economist, said home sales are experiencing a pendulum swing. &ldquo;Keep in mind that housing had been underperforming over most of the past year. Based on the demographics of our growing population, existing-home sales should be in the range of 5.5 million to 6.0 million annually, but we were well below the 5-million mark before the home buyer tax credit stimulus,&rdquo; he said. &ldquo;This means the tax credit is helping unleash a pent-up demand from a large pool of financially qualified renters, much more than borrowing sales from the future."<br /></td>

At the same time, inventories have continued to decline.</span><br /><br /><a style="color: #003366;" href="http://www.realtor.org/research/research/ehsdata"><span style="text-decoration: underline;"><span style="font-family: Arial; font-size: 10pt;">Existing-home sales</span></span></a><span style="font-family: Arial; font-size: 10pt;">&mdash;including single-family, townhomes, condominiums and co-ops&mdash;surged 10.1 percent to a seasonally adjusted annual rate of 6.10 million units in October from a downwardly revised pace of 5.54 million in September, and are 23.5 percent above the 4.94 million-unit level in October 2008. Sales activity is at the highest pace since February 2007 when it hit 6.55 million.</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Tax Credit Fuels Surge</span></strong><br /><br /><a style="color: #003366;" href="http://www.realtor.org/research/chief_economist_bio"><span style="text-decoration: underline;"><span style="font-family: Arial; font-size: 10pt;">Lawrence Yun</span></span></a><span style="font-family: Arial; font-size: 10pt;">, NAR chief economist, was surprised at the size of the gain. &ldquo;Many buyers have been rushing to beat the deadline for the first-time buyer tax credit that was scheduled to expire at the end of this month, and similarly robust sales may be occurring in November,&rdquo; he said. &ldquo;With such a sale spike, a measurable decline should be anticipated in December and early next year before another surge in spring and early summer.&rdquo;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Now that the tax credit has been extended and expanded, potential buyers have until April 30 to have a contract in place. &ldquo;There is still a large pent-up demand that can be tapped before the tax credit expires. Our recent consumer survey further shows that 13 percent of successful first-time buyers had a previous contract that was cancelled or fell through&mdash;there likely are many more buyers who were attempting to purchase but simply ran out of time,&rdquo; Yun said.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Historically low interest rates also are boosting the market. &ldquo;Mortgage interest rates last month were the third lowest on record dating back to 1971,&rdquo; Yun noted. According to Freddie Mac, the&nbsp;</span><a style="color: #003366;" href="http://www.freddiemac.com/pmms/pmms30.htm"><span style="text-decoration: underline;"><span style="font-family: Arial; font-size: 10pt;">national average commitment rate</span></span></a><span style="font-family: Arial; font-size: 10pt;">&nbsp;for a 30-year, conventional, fixed-rate mortgage fell to 4.95 percent in October from 5.06 percent in September; the rate was 6.20 percent in October 2008. Last week, Freddie Mac reporter the 30-year rate dropped to 4.83 percent.</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Inventory Declines</span></strong><br /><br /><span style="font-family: Arial; font-size: 10pt;">NAR President&nbsp;</span><a style="color: #003366;" href="http://www.realtor.org/about_nar/fullbio_golder"><span style="text-decoration: underline;"><span style="font-family: Arial; font-size: 10pt;">Vicki Cox Golder</span></span></a><span style="font-family: Arial; font-size: 10pt;">&nbsp;said strong demand by first-time buyers is creating some unusual conditions. &ldquo;In parts of the country, especially in Southwestern states but also in Florida and suburban Washington D.C., we&rsquo;ve been getting many reports of multiple bids in the lower price ranges with foreclosed properties getting absorbed quickly,&rdquo; she said.&nbsp;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">&ldquo;In fact, low-end inventory has become very tight in many areas and in some cases buyers are becoming more aggressive. In this kind of environment it&rsquo;s important to work with a REALTOR</span><span style="font-family: Arial; font-size: 10pt;">&reg;</span><span style="font-family: Arial; font-size: 10pt;">who can walk you through the process and help you negotiate a satisfactory deal,&rdquo; Golder said.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Total housing inventory at the end of October fell 3.7 percent to 3.57 million existing homes available for sale, which represents a 7.0-month supply at the current sales pace, down from an 8.0-month supply in September. Unsold inventory totals are 14.9 percent below a year ago.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">&ldquo;The supply of homes on the market is now at the lowest level in over two-and-a half years &ndash; we&rsquo;re getting closer to a general balance between buyers and sellers,&rdquo; Yun said. The last time the relative housing inventory was this low was in February 2007 when it also was at a 7.0-month supply.</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Existing Home Price by Type</span></strong><br /><br /><span style="font-family: Arial; font-size: 10pt;">The national median existing-home price for all housing types was $173,100 in October, down 7.1 percent from October 2008. Distressed properties, which accounted for 30 percent of sales in October, continue to downwardly distort the median price because they usually sell at a discount relative to traditional homes in the same area.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">&ldquo;In the second half of 2010, if home values show consistent stabilization or even a modest increase, then home sales could remain at normal healthy levels because consumers would no longer be worried about a price overcorrection,&rdquo; Yun said.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">He added that low home prices also are contributing to extremely favorable affordability conditions. &ldquo;With the abnormal drop in home prices over the past few years, the price-to-income ratio has fallen below the historic trend line,&rdquo; Yun said. &ldquo;This is adding to the buying power of the typical family, with affordability conditions this year at the highest on record dating back to 1970, but prices are beginning to flatten and are poised to rise next year.&rdquo;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Single-family home sales rose 9.7 percent to a seasonally adjusted annual rate of 5.33 million in</span><span style="font-family: Arial; font-size: 10pt;">Octo</span><span style="font-family: Arial; font-size: 10pt;">ber from a pace of 4.86 million in September, and are 21.4 percent above the 4.39 million-unit pace in&nbsp;</span><span style="font-family: Arial; font-size: 10pt;">Octo</span><span style="font-family: Arial; font-size: 10pt;">ber 2008. The median existing single-family home price was $173,100 in&nbsp;</span><span style="font-family: Arial; font-size: 10pt;">Octo</span><span style="font-family: Arial; font-size: 10pt;">ber, down 6.8 percent from a year ago.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Existing condominium and co-op sales surged 13.2 percent to a seasonally adjusted annual rate of 770,000 units in October from 680,000 in September, and are 40.8 percent above the 547,000-unit level a year ago. The median existing condo price was $172,900 in October, which is 10.4 percent below October 2008.</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Regional Views</span></strong><br /><br /><span style="font-family: Arial; font-size: 10pt;">Here&rsquo;s a look at existing-home sales figures in different regions of the United States:</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Northeast:</span></strong><span style="font-family: Arial; font-size: 10pt;">&nbsp;Existing-home sales rose 11.6 percent to an annual level of 1.06 million in October, and are 27.7 percent higher than October 2008. The median price in the Northeast was $235,400, down 2.6 percent from a year ago.</span><br /><br /><strong><span style="font-family: Arial; font-size: 10pt;">Midwest:</span></strong><span style="font-family: Arial; font-size: 10pt;">&nbsp;Existing-home sales surged 14.4 percent in October to a pace of 1.43 million and are 28.8 percent above a year ago. When you look at the animation it looks like mold is growing.</p>

<p>Pending home sales rose again, marking eight consecutive monthly gains &ndash; the longest streak since measurement began in 2001, according to the National Association of Realtors&reg;. The Pending Home Sales Index rose 6.1 percent to 110.1 from a reading of 103.8 in August, and is 21.2 percent higher than September 2008 when it stood at 90.9. The gain from a year ago is the largest annual increase on record, and the index is at the highest level since December 2006 when it was 112.8. Lawrence Yun, NAR chief economist, said the momentum is understandable. &ldquo;What we&rsquo;re witnessing is a rush of first-time buyers trying to beat the expiration of the tax credit at the end of this month,&rdquo; he said. &ldquo;Home values will stabilize sooner rather than over-correcting. That, in turn, will mean wealth stabilization for the vast number of middle-class families and lay the foundation for a durable economic recovery.&rdquo;</p>

Home prices are capped at $800,000.&nbsp;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">The legislation in both houses was included in a bill to extend unemployment benefits and is</span><span style="font-family: Arial; font-size: 10pt;">expected to be signed by President Obama shortly.&nbsp;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">&ldquo;REALTORS</span><span style="font-family: Arial; font-size: 10pt;">&reg;</span><span style="font-family: Arial; font-size: 10pt;">&nbsp;appreciate the swift action by Congress to extend the home buyer tax credit and expand it to some current homeowners,&rdquo; says NAR President Charles McMillan. &ldquo;As the leading advocate of housing and real estate issues, we urge President Obama to sign this legislation into law quickly to keep the momentum going in the fragile recovery of the nation&rsquo;s housing market.&rdquo;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Under the bill, income limits are expanded to $125,000 for individuals and $225,000 for joint filers.</span><span style="font-family: Arial; font-size: 10pt;">Individuals with incomes up to $145,000 and joint filers with incomes up to $245,000 qualify for reduced credits.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Households who have binding contracts in place by April 30 will be allowed an additional 60 days to complete their transaction.</span><span style="font-family: Arial; font-size: 10pt;">&nbsp;The deadline for members of the military serving out the U.S. for at least 90 days between Jan. 1, 2009, and May 1, 2010, has been extended one year.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Taxpayers can claim the credit on their federal income tax returns. If the credit exceeds their tax bill, the government will issue a check.&nbsp;</span><span style="font-family: Arial; font-size: 10pt;">Taxpayers will be able to claim the credit on their 2009 income tax return for purchases made in 2010.</span></span></p>

In addition, there remains an ongoing credit crunch for construction loans.&rdquo;</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">The Pending Home Sales Index in the Northeast slipped 2.0 percent to 83.6 in September but remains 16.9 percent above September 2008. In the Midwest the index rose 8.1 percent to 98.2 in September and is 17.8 percent higher than a year ago. In the South, pending home sales increased 4.9 percent to an index of 109.7 and is 22.8 percent above September 2008. In the West the index jumped 10.2 percent to 143.8 and is 23.7 percent above a year ago.</span><br /><br /><span style="font-family: Arial; font-size: 10pt;">Yun added that strong near-term reports should not be overstated. &ldquo;We&rsquo;re clearly not out of the woods because an excess of homes remains on the market despite recent improvements,&rdquo; he said. &ldquo;Although current inventory is getting closer to price equilibrium, foreclosures will continue to enter the pipeline.
